Relationships Matter-Especially with Agents

Most home buyers or sellers do not understand the importance of building rapport with other agents. In this 2022 residential real estate market, building relationships or already having an established relationship with an agent could be the reason your offer wins against 20 other competing buyers. As a buyer's agent, my duty is to represent your interests in the best way possible. One of the ways I do that and differentiate myself amongst others is create a connection with the other agent. There are multiple ways I do this and each person may be unique.
Although the seller and listing agent are not on the same 'team' as the buyer and their agent, everyone's goal is to get to the closing table smoothly without any bumps along the road. Instead of simply gathering information on the home, touring it, and submitting an offer, I always like to give the listing agent a call to understand what the seller is looking for in an offer. It may be a 3 minute phone call or a 30 minute in person conversation where I ask a list of questions, but relationships matter.
Last month, my clients were able to get under contract with a home that had 12 offers. Some of those offers had higher prices or even what some would consider better terms. Why did our offer win? We had creative terms that the seller favored, but it started with me reaching out to the listing agent to find out what would be best for their client.
The relationship with the agent may begin before setting up a tour of the home or the connection may spark after an open house when you already have toured the property. No matter the scenario, building rapport with the agent can be the crucial factor in finding your forever home.
