Selling Your Home-Key Contacts

by Logan Sanford

Selling your home is not an overnight procedure. If you have lived in the home for your entire life or it is an investment property that you flipped, you still want to take time to have the home ready to be listed. Lucky for you... Selling your home is not entirely on your shoulders! Although there is an "i" in selling, you still need a team to assist in preparing it to be shown to prospective buyers. Here are a few key players and their roles:

Realtor

I am sure you knew it was coming... A realtor is probably the first person you think of when you want to sell your home. But, their knowledge and skills are not the only reason you need them. Realtors are a valuable resource to provide reliable contacts. Contacts that are there to help your home look the best it possibly can. Was your home just renovated but needs a deep clean? Ask your realtor for a trusted cleaning crew. Does your home need a punchlist of small updates before the for sale sign should be put in the yard? I bet your realtor has a few connections with different vendors and contractors specifically in that area! Don't want to spend time trying to take the photos that best capture your home? Lean on your realtor to have a professional photographer take that stress away from you. When you are selling your home, you are already feeling emotional, whether it is excitement to start the next chapter, stress of not knowing all of the details, or feeling overwhelmed with the move. Do not let those emotions take over and have faith that your realtor will get you to the finish line.

Professional Photographer

Every photo tells a story... Including the photos that capture your home. If you are a buyer and see blurry photos, minimal images of the home, or cannot tell if the picture is the dining room versus a bedroom, you most likely won't waste your time to tour the property in person. Even if you market the property efficiently in other ways through social media, the listing description and more, the photos are one of the first elements that the buyer looks at. Hiring a professional photographer allows them to be the expert and use their creativity in capturing the space. It may result in making a bedroom look bigger than it actually is, capturing your outdoor landscaping in a way you never saw, or revealing the true natural light throughout your home. According to RisMedia, homes with high-quality photos sell 32% faster.

Cleaning Crew

As I already mentioned, a cleaning crew can take one extra step off your hands as a seller and prevent any unwanted pressure. There are different resources that are typically optional prior to listing a home and can depend on a variety of factors like price, location, timeline, etc. However, offerring a clean home to buyers and agents that are touring it should often be a must on the checklist. If you skip over this influential step, you may risk a buyer not being able to see the potential of the home's layout or it could show that you are not as serious in selling your home. When you are having guests over, do you typically clean up before their arrival? Why? You want your home to be inviting to your guests. This is the same idea with having a professional company clean your home to make it welcoming. Additionally, hiring a cleaning crew is an inexpensive step prior to selling that plays an instrumental role once you do list it.
